The first batch of modular units of the University of Hong Kong Wong Chuk Hang Student Residence Project was successfully delivered in Zhuhai recently, and Changshu Yahgee has once again taken a new step in the development of assembled modular buildings.


The construction industry is facing a number of challenges such as high costs, lack of skilled labour and declining productivity, which can be effectively addressed through the widespread use of innovative construction methods and technologies. In public buildings, school dormitory buildings have many rooms and similar types, which are conducive to the organisation of horizontal and vertical traffic and easy to grasp the laws of their combination, providing good prerequisites for the use of assembled construction, which is conducive to the realisation of standardised and modular design. At the same time, assembled decoration is characterised by high construction accuracy, fast installation efficiency and low environmental pollution, which facilitates batch design and construction in school dormitory buildings and improves construction efficiency.

The University of Hong Kong Wong Chuk Hang Student Hostel project is one of the pilot schemes selected by DEVB (HKSAR Government – Development Bureau) for the ‘Assembled and Composite’ building method. It consists of two 17-storey student residences providing 1,224 hostel places of approximately 6.5 square metres per single room, for a total of 952 modules.

In recent years several building projects have adopted the method of assembled composite construction (MIC), saving overall construction time and significantly reducing construction costs. In the past, after the concrete shell was built, a lot of cementing, decoration, installation of many mechanical and electrical support, some electrical and mechanical facilities, etc. had to be done inside, and then the finishes of the decoration. In the case of the HKU project, all the furniture, air-conditioning, curtains and mosquito nets have already been installed, all of which are done at the factory in one go, and the time we can save is the time spent on handing over the building at a later stage.

The school has also incorporated various technological elements in the construction process, such as smart door locks.
Each unit in the project has a unique QR code, which is equivalent to their ‘exit pass’, so that in future, all information related to the construction and acceptance process can be retrieved by scanning the QR code.
